Lake Norman Waterfront Real Estate Market Update June 2011

Lake Norman Waterfront Homes
In June 2011 35 waterfront homes sold in the Lake Norman area, a 59% increase from the 22 waterfront homes sold in May 2011. June 2011 waterfront sales figures decreased 2.8% from June 2010 when 36 waterfront homes sold in the Lake Norman area.

The average sales price decreased 18% from $988,863 in May 2011 to $811,771 in June 2011. June 2011 average sales price decreased 24% from the June 2010 average sales price which was $1,073,498.

Average days on the market decreased from 178 in May 2011 to 162 in June 2011, a 9% decrease in market time. June 2010 average days on the market were 156, a 4% increase in market time.

Currently there are 478 Lake Norman waterfront homes listed in the MLS with 52 of those under contract, up 27% from May. The average list price is $952,264, down 3% from May. The lowest priced Lake Norman waterfront home is listed at $160,000 and the highest priced Lake Norman waterfront home is listed at $4,750,000.

Lake Norman Foreclosure Real Estate Market Update June 2011

Lake Norman Foreclosure Homes
At the end of June 2011 there were 105 foreclosure, preforeclosure & short-sale properties listed in the Lake Norman area, a 17% increase from the 90 foreclosure, preforeclosure & short sale properties for sale in May 2011. Prices range from $24,900 to $1,400,000 for a waterfront home in Mooresville.

21 foreclosure/short sale homes closed in June 2011. This was an increase of 31% from the 16 foreclosure homes sold in May 2011. The average home sold was a 3 bedroom/3 bath with 3,035 square feet and an average sale price of $344,223. The average sales price increased 3% from the previous months average sale price of $334,087. The average days on the market were 153, an 27 day increase from May 2011.

Thirty foreclosure and short sale properties are currently under contract, a 6% decrease from May 2011. (more…)

In June 2011 101 homes sold in the Lake Norman area, a 63% increase from the 62 homes sold in May 2011. June 2011 sales figures decreased 12% from June 2010 when 115 homes sold in the Lake Norman area.

The average sales price decreased 17% from $566,841 in May 2011 to $472,811 in June 2011. The June 2011 average sales price decreased 16% from the June 2010 average sales price which was $564,421.

Average days on the market decreased 2% from 158 days in May 2011 to 155 days on the market in June 2011. June 2010 average days on the market were 141, a 10% increase in market time.

Currently there are 1270 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,326 square feeet and an average list price of $619,256 down 2% from the May average list price of $631,409.
