In 2010 248 waterfront homes sold in the Lake Norman area, a 49% increase from the 167 waterfront homes sold in 2009. 2010 sales figures decreased 34% from 2006, the heighth of the sellers market, when 377 waterfront homes sold in the Lake Norman area.
The average sales price decreased 5% from $884,561 in 2009 to $837,943 in 2010. The 2010 average sales price decreased 4.5% from the 2006 average sales price which was $877,931.
Average days on the market increased 104% from 84 days in 2009 to 171 days on the market in 2010. 2006 average days on the market were 60, a 185% increase in market time.
Currently there are 420 waterfront homes for sale in the Lake Norman MLS area. The average home is a 3 bed/4 bath with ,0444 square feeet and an average list price of $1,046,466. The average days on the market are 185. 48 waterfront homes are currently under contract.
Lake Norman Condos & Townhomes
In 2010 60 waterfront condos/townhomes sold in the Lake Norman area, an 11% increase from the 54 waterfront condos or townhomes sold in 2009. 2010 sales figures decreased 61% from 2006, the heighth of the sellers market, when 154 waterfront condos sold.
The average sales price decreased 7% from $262,375 in 2009 to $243,977 in 2010. The 2010 average sales price decreased 5% from the 2006 average sales price which was $256,344.
Average days on the market increased 105% from 83 in 2009 to 170 in 2010. 2006 average days on the market were 33.
Currently there are 66 waterfront condo/townhomes for sale in the Lake Norman MLS area. The average unit is a 2 bed/2 bath home with 1,326 square feeet and an average list price of $295,356. The average days on the market are 164. 6 Lake Norman waterfront condos/townhomes are currently under contract.
Lake Norman Lots
In 2010 29 waterfront lots sold in the Lake Norman area, a 3% decrease from the 30 waterfront lots sold in 2009. The average sales price decreased 13% from $385,293 in 2009 to $336,006 in 2010. In 2006, the heighth of the sellers market, 158 Lake Norman waterfront lots sold for an average price of $394,091.
Average days on the market increased 194% from 78 in 2009 to 229 in 2010. 2006 average days on the market were 70.
Currently there are 292 waterfront lots for sale in the Lake Norman MLS area. The average list price is $416,311. The average days on the market are 329. 8 Lake Norman waterfront lots are currently under contract.
