In November 2011 13 waterfront homes sold in the Lake Norman area, a 51.9% decrease from the 27 waterfront homes sold in October 2011. November 2011 waterfront sales figures decreased 50% from November 2010 when 26 waterfront homes sold in the Lake Norman area.

The average sales price decreased 25.2% from $744,986 in October 2011 to $557,269 in November 2011. November 2011 average sales price decreased 43.7% from the November 2010 average sales price which was $988,961.

Average days on the market increased from 193 in October 2011 to 193 in November 2011, a 0% increase in market time. November 2010 average days on the market were 198, a 2.5% decrease in market time.

Currently there are 276 Lake Norman waterfront homes listed in the MLS with 21 of those under contract, down 34% from October. The average list price is $1,066,194, up 8.2% from October. The lowest priced Lake Norman waterfront home is listed at $195,000 and the highest priced Lake Norman waterfront home is listed at $8,00,000.

Lake Norman Waterfront Condos & Townhomes
In November 2011 6 waterfront condos or townhomes sold in the Lake Norman area, a 40% decrease from the 10 waterfront condo sold in October 2011. November 2011 sales figures increased 100% from November 2010 when 3 waterfront condos sold.

The average sales price decreased 28% from $216,200 in October 2011 to $155,750 in November 2011. November 2011 average sales price decreased 44.6% from the November 2010 average sales price which was $281,000. 

Average days on the market increased from 123 in October 2011 to 128 in November 2011. November 2010 average days on the market were 114.

Currently there are 58 Lake Norman waterfront condos listed in the MLS with 4 of those under contract, a 60% decrease from October. The average list price is $286,460, up 3% from $278,204 last month. The lowest priced Lake Norman waterfront condo is listed at $90,000 and the highest priced Lake Norman waterfront condo is listed at $879,000.

The average sales price increased 109% from the November 2010 average sales price of $232,105.
