March 2011 Lake Norman Real Estate Market Update

Lake Norman Homes
In March 2011 77 homes sold in the Lake Norman area, a 67% increase from the 46 homes sold in February 2011. March 2011 sales figures increased 12% from March 2010 when 69 homes sold in the Lake Norman area.

The average sales price increased 32% from $354,665 in February 2011 to $468,075 in March 2011. The March 2011 average sales price increased 0% from the March 2010 average sales price which was $467,746.

Average days on the market increased 20% from 148 days in February 2011 to 178 days on the market in March 2011. March 2010 average days on the market were 173, a 3% increase in market time.

Currently there are 1265 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,353 square feeet and an average list price of $625,887 down 1% from the February average list price of $633,987. The average days on the market are 156. 177 Lake Norman homes are currently under contract, up 18% from February.

Lake Norman Condos & Townhomes
In March 2011 15 condos/townhomes sold in the Lake Norman area, a 67% increase from the 9 condos or townhomes sold in February 2011. March 2011 sales figures decreased 33% from March 2010 when 20 condos sold.

The average sales price increased 20% from $157,946 in February 2011 to $188,986 in March 2011. March 2011 average sales price increased 4% from the March 2010 average sales price which was $182,003. 

Average days on the market decreased 32% from 185 in February to 125 in March. March 2010 average days on the market were 200.

Currently there are 210 condo/townhomes for sale in the Lake Norman MLS area. The average unit is a 2 bed/2 bath home with 1,409 square feeet and an average list price of $218,048, up 4% from February’s average list price of $209,850. The average days on the market are 142. 20 Lake Norman condos/townhomes are currently under contract, a 0% decrease from February.

Lake Norman Lots
In March 2011 16 lots sold in the Lake Norman area, a 45% increase from the 11 lots sold in February 2011. March 2011 sales figures increased 129% from March 2010 when 7 lots sold.

The average sales price increased 23% from $130,336 in February 2011 to $169,711 in March 2011. March 2011 average sales price increased 41% from the March 2010 average sales price which was $120,285.

Average days on the market increased 100% from 199 in February 2011 to 398 in March 2011. March 2010 average days on the market were 147, a 171% increase in market time vesus the same time period last year.

Currently there are 1433 lots for sale in the Lake Norman MLS area. The average list price is $164,910, up 3% from February’s average list price of $159,546. The average days on the market are 374. 30 Lake Norman area lots are currently under contract, a 0% increase from February.
