Lake Norman Waterfront Real Estate Market Update May 2011

Lake Norman Waterfront Homes
In May 2011 22 waterfront homes sold in the Lake Norman area, a 8% decrease from the 24 waterfront homes sold in April  2011. May 2011 waterfront sales figures decreased 8% from May 2010 when 24 waterfront homes sold in the Lake Norman area.

The average sales price increased 28% from $774,829 in April 2011 to $988,863 in May 2011. May 2011 average sales price increased 21% from the May 2010 average sales price which was $820,079.

Average days on the market decreased from 209 in April 2011 to 178 in May 2011, a 15% decrease in market time. May 2010 average days on the market were 160, a 11% increase in market time.

Currently there are 450 Lake Norman waterfront homes listed in the MLS with 41 of those under contract, down 5% from April. The average list price is $984,495, down 3% from April. The lowest priced Lake Norman waterfront home is listed at $169,900 and the highest priced Lake Norman waterfront home is listed at $4,750,000.

At the end of May 2011 there were 90 foreclosure, preforeclosure & short-sale properties listed in the Lake Norman area, a 13% decrease from the 103 foreclosure, preforeclosure & short sale properties for sale in April 2011. Prices range from $75,000 to $1,499,000 for a waterfront home in Mooresville.

Sixteen foreclosure/short sale homes closed in May 2011. This was an decrease of 24% from the 21 foreclosure homes sold in April 2011. The average home sold was a 3 bedroom/3 bath with 3,313 square feet and an average sale price of $334,087. The average sales price decreased $2,103 or .6% from the previous month. The average days on the market were 126, an 86 day decrease from May 2011.

In May 2011 62 homes sold in the Lake Norman area, a 28% decrease from the 86 homes sold in April 2011. May 2011 sales figures decreased 39% from May 2010 when 101 homes sold in the Lake Norman area.

The average sales price increased 24% from $457,836 in April 2011 to $566,841 in May 2011. The May 2011 average sales price increased 29% from the May 2010 average sales price which was $438,702.

Average days on the market increased 0% from 158 days in April 2011 to 158 days on the market in May 2011. May 2010 average days on the market were 130, a 22% increase in market time.

Currently there are 1178 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,365 square feeet and an average list price of $631,409 down .3% from the April average list price of $633,611.
