February 2011 Lake Norman Foreclosure Real Estate Market Update

At the end of February 2011 there were 122 foreclosure, preforeclosure & short-sale properties listed in the Lake Norman area, a 2% increase from the 120 foreclosure, preforeclosure & short sale properties for sale in January 2011. Prices range from $27,209 for a double-wide to $1,300,000 for a waterfront home in Mooresville.

Twenty-three foreclosure/short sale homes closed in February 2011. This was an increase of 53% from the 15 foreclosure and preforeclosure homes sold in January 2011. The average home was a 4 bedroom/3 bath with 3,470 square feet and an average sale price of $318,256. The average sales price decreased $74,810 or 19% from the previous month. February 2011 Lake Norman Real Estate Market Update

In February 2011 46 homes sold in the Lake Norman area, a 15% decrease from the 54 homes sold in January 2011. February 2011 sales figures increased 4.5% from February 2010 when 44 homes sold in the Lake Norman area.

The average sales price decreased 18% from $432,987 in January 2011 to $354,665 in February 2011. The February 2011 average sales price decreased 10% from the February 2010 average sales price which was $394,010.

Average days on the market increased 6% from 139 days in January 2011 to 148 days on the market in February 2011. February 2010 average days on the market were 165, a 10% decrease in market time.

Currently there are 1146 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,364 square feeet and an average list price of $633,987 up 1% from the January average list price of $628,605. The average days on the market are 166. 130 homes are currently under contract, up 2% from January. (more…)

January 2011 Lake Norman Waterfront Real Estate Market Update

Lake Norman Waterfront Homes
In January 2011 16 waterfront homes sold in the Lake Norman area, a 47% decrease from the 30 waterfront homes sold in December 2010. December 2010 waterfront sales figures increased 45% from January 2010 when 11 waterfront homes sold in the Lake Norman area.

The average sales price increased 18% from $627,050 in December 2010 to $737,968 in January 2011. January 2011 average sales price decreased 32% from the January 2010 average sales price which was $1,091,500.

Average days on the market decreased from 180 in December 2010 to 184 in January 2011, a 2% increase in market time. January 2010 average days on the market were 211.

Currently there are 398 Lake Norman waterfront homes listed in the MLS with 41 of those under contract, down 10% from December. The average list price is $1,055,067. The lowest priced Lake Norman waterfront home is listed at $142,500 and the highest priced Lake Norman waterfront home is listed at $9,500,000.

2010 Lake Norman Waterfront Real Estate Market Update

In 2010 248 waterfront homes sold in the Lake Norman area, a 49% increase from the 167 waterfront homes sold in 2009. 2010 sales figures decreased 34% from 2006, the heighth of the sellers market, when 377 waterfront homes sold in the Lake Norman area.

The average sales price decreased 5% from $884,561 in 2009 to $837,943 in 2010. The 2010 average sales price decreased 4.5% from the 2006 average sales price which was $877,931.

Average days on the market increased 104% from 84 days in 2009 to 171 days on the market in 2010. 2006 average days on the market were 60, a 185% increase in market time. (more…)

In 2010 937 homes sold in the Lake Norman area, a 20% increase from the 778 homes sold in 2009. 2010 sales figures decreased 46% from 2006, the heighth of the sellers market, when 1743 homes sold in the Lake Norman area.

The average sales price increased 2.5% from $461,942 in 2009 to $473,291 in 2010. The 2010 average sales price decreased 4.4% from the 2006 average sales price which was $494,949. (more…)
