Lake Norman Waterfront Real Estate Market Update July 2011

In July 2011 28 waterfront homes sold in the Lake Norman area, a 20% decrease from the 35 waterfront homes sold in June 2011. July 2011 waterfront sales figures increased 21.7% from July 2010 when 23 waterfront homes sold in the Lake Norman area.

The average sales price decreased 8.9% from $811,771 in June 2011 to $739,632 in July 2011. July 2011 average sales price increased 9.4% from the June 2010 average sales price which was $676,030.

Average days on the market decreased from 162 in June 2011 to 171 in July 2011, a 5.6% increase in market time. July 2010 average days on the market were 155, a 10% increase in market time.

Currently there are 438 Lake Norman waterfront homes listed in the MLS with 30 of those under contract, down 42% from June. The average list price is $969,575, up 1.8% from June. The lowest priced Lake Norman waterfront home is listed at $160,000 and the highest priced Lake Norman waterfront home is listed at $4,750,000.

Lake Norman Foreclosure Real Estate Market Update July 2011

Lake Norman Foreclosure Homes
At the end of July 2011 there were 80 foreclosure, preforeclosure & short-sale properties listed in the Lake Norman area, a 23.8% decrease from the 105 foreclosure, preforeclosure & short sale properties for sale in June 2011. Prices range from $25,000 to $1,400,000 for a waterfront home in Mooresville.

14 foreclosure/short sale homes closed in July 2011. This was a decrease of 33% from the 21 foreclosure homes sold in June 2011. The average home sold was a 3 bedroom/3 bath with 3,402 square feet and an average sale price of $429,307. The average sales price increased 24.7% from the previous months average sale price of $344,223. The average days on the market were 135, an 18 day decrease from June 2011.

24 foreclosure and short sale properties are currently under contract, a 20% decrease from June 2011. (more…)

In July 2011 87 homes sold in the Lake Norman area, a 13.9% decrease from the 101 homes sold in June 2011. July 2011 sales figures increased 3.6% from July 2010 when 84 homes sold in the Lake Norman area.
The average sales price increased 8.1% from $472,811 in June 2011 to $511,116 in July 2011. The July 2011 average sales price decreased 5% from the July 2010 average sales price which was $537,866.
Average days on the market increased 16.8% from 155 days in June 2011 to 181 days on the market in July 2011. July 2010 average days on the market were 198, a 8.6% decrease in market time.
Currently there are 1099 homes for sale in the Lake Norman MLS area. The average home is a 3 bed/3 bath with 3,382 square feeet and an average list price of $638,951 up3.2 2% from the June average list price of $619,256. The average days on the market are 167. 99 Lake Norman homes are currently under contract, down 31.25% from June. (more…)
